Common questions
How does the free constraint check work?
Drop in any UK postcode and we'll cross-check it against 15 live planning datasets — conservation areas, listed buildings, flood zones, Article 4 directions, tree preservation orders, green belt, AONBs, scheduled monuments, SSSIs, and more. The check runs against the most recent data from the UK Planning Data Platform, Historic England, the Environment Agency, and Natural England. No account or card is needed for the free check.
What's in the £19 PDF report?
The full report adds an approval-likelihood score, written analysis explaining each flag, source citations on every constraint, and a 24-month nearby planning application history. You'll get a shareable PDF (with a unique URL you can hand to your architect) and a unique sharing link.
What's in the £69 planning statement?
An AI-drafted planning statement, written to your local planning authority's preferred structure, citing the local plan policies by name. Editable .docx ready to submit. Suitable for householder applications and minor commercial proposals (extensions, loft conversions, basements, change-of-use). Typically ready within 24 hours of payment.
How accurate is the AI-drafted statement?
The statement reflects the constraints we found and the policies for your local authority, but it is a starting draft — not a substitute for professional planning advice. We strongly recommend reviewing the draft with an architect or planning consultant before submitting it to your council.
What's the £79 bundle?
The bundle is the £19 full report plus the £69 planning statement, sold together for £79 (a £9 saving versus buying them separately).
How do I unlock my report or statement on iOS?
The iOS app uses Apple's in-app purchase system (StoreKit). Tap any "Get …" button on the app's results or statement screen, confirm with Face ID / Touch ID, and the unlock applies as soon as Apple confirms the transaction. Report-only purchases (£19) currently happen on the web only — the iOS app surfaces the £69 statement and £79 bundle.
How do I restore previous purchases on a new device?
Open the iOS app's Account tab and tap Restore purchases. The app reads your active App Store entitlements and reconciles them with our server. Same Apple ID across devices = same purchases.
Can I get a refund?
For App Store purchases (iOS): refunds are processed by Apple. Use reportaproblem.apple.com within Apple's refund window.
For Stripe purchases (web): email [email protected] with the order details. We aim to respond within 2 working days.
How do I delete my account?
iOS: open the Account tab → scroll to the Danger zone → tap Delete my account.
Web: sign in at consult.planninghandbook.com → Account page → Danger zone.
For more on what happens when you delete, see our Privacy Choices page.
Is the planning data accurate?
The constraint data comes directly from public UK government sources, refreshed regularly. We list the dataset and refresh date on the report's source citations. As with any official register, individual records can lag behind real-world changes; if you spot a discrepancy, please email us and we'll investigate.
Which UK regions do you cover?
All UK local planning authorities — England, Scotland, Wales, and Northern Ireland.
